GARBE and Jebens lay the foundation stone for future technology at Victoria Park Hamburg
Construction work has begun on a future-oriented property in Victoria Park Hamburg, where components for hydrogen production will be manufactured, tested and stored.
Garbe Industrial Real Estate GmbH and the Jebens Group are realizing the property with a total area of around 18,000 square meters in a joint venture.
Even before the official start of construction, the building has already been leased to H-TEC SYSTEMS GmbH on a long-term basis.
The company, which belongs to MAN Energy Solutions, specializes in the development and production of PEM electrolysers for the generation of green hydrogen.
Right next door, Garbe Industrial Real Estate GmbH can report another letting success: The technology company Freudenberg Sealing Technologies will move to the multi-user campus.
The property with a total area of around 12,000 square meters is scheduled for completion in February next year.

Location
The land, located in the north-east of Hamburg, in the newly emerging Victoria Park commercial area, in the immediate vicinity of the highway (A1), was purchased in a joint venture as greenfields and could be developed at short notice.
Two company headquarters are currently being built, with multifunctional halls and directly adjacent office and social areas.
In addition, a multi-storey parking lot is being built between the two properties for joint use.
Planning
Detailed plans were drawn up with the respective customers, the general contractor, our JV partner, Jebens Industriebau GmbH, and the building authorities in Wandsbek, and are now being implemented.
Advice
The intensive consultation led to major deviations from the speculative building structure.
However, the tenants' requirements could still be taken into account during construction, thus enabling an ideal new company headquarters according to the tenants' wishes.
Construction
The new branch of the tenant H-Tec will be completed in less than 15 months, including the parking garage.

Freudenberg's new company headquarters will allow early access to the hall as early as July 2024.
The Multiuser Campus is scheduled for full completion in February 2025. The high-quality business park, the tenant-specific new buildings and the excellent location have led to users settling here on a long-term basis.Niko Reinholdt

Due to the possible total size of the contiguous 110,000 sqm hall area, the property in Bitterfeld-Wolfen is one of the last large plots in Saxony-Anhalt with a direct motorway location, which has an existing building right.
