As property managers, we are equally committed to our tenants and investors. Therefore, we naturally work in all directions and for all interests. And we think and act in a process-independent manner. Together with the short pathways and agreements that we can achieve in-house, as an investor or tenant you get the best out of any situation. This means that not only is a property fully taken care of in this manner, the processes are also comprehensively covered and considered. Thanks to our local expertise, we have a good network and offer comprehensive, in-depth knowledge of the market and properties themselves.

Our real estate management is divided up into four areas

In order to ensure the perfect workflow, the boundaries of our areas of responsibility are also fluid. Broadly speaking, property management at GARBE Industrial Real Estate is divided up into four sub-areas: data management, property management and commercial and technical asset management. The data management team is based at our headquarters in Hamburg. They are in constant dialogue with all other areas. This means that all the departments are always up to date and have the same information. Property management and commercial and technical asset management, on the other hand, are divided up on a decentralised basis at local sites. In addition to the constant flow of information, these areas are also strengthened by their local expertise.

Property management

The property management team is primarily a point of contact for the tenant side and deals with all matters that occur at this level before, after or during the rental. They are active in both operational and organisational handling, for example during the inspection or handover of rental spaces or the preparation of the tenant report.

Technical asset management

If the requirements for a property change, the technical asset management team is there to help straight away. Specialist planners, expansions and measures are organised, coordinated and agreed here and achievement of these goals is also reviewed retrospectively. However, this does not always just take place at a desk. Each property is viewed within the framework of the property inspections, which are carried out at least every six months. In addition to the infrastructural measures, the technical asset management team regularly reports to colleagues in asset management. An unobstructed flow of information without loss at the interfaces is one of the major advantages of GARBE.

Commercial asset management

All the interfaces come together in asset management. Matters on the tenant side are reviewed here for economic efficiency for the investor side and vice versa. In addition, in commercial asset management, all information from technical asset management and property management is brought together. In addition to this department’s focus on checking, strategies for re-rental and marketing are developed and implemented here.

Data management

Data management maintains an overview of all the figures and decimal points. Master data maintenance is a focal point and particular attention is paid to this as the master data acts as the information source for all the adjacent areas. The team also prepares all kinds of invoices, is still involved in optimising the incidental expenses of the individual properties and provides all the data for the investor meeting.
