Handover of keys to H-TEC at Victoria Park Hamburg

Hamburg, 25 September 2024 – It is one of the future-oriented properties in Hamburg for which the key has now been officially handed over to H-TEC SYSTEMS by Garbe Industrial Real Estate GmbH and its joint venture partner Jebens Group. The company, which belongs to MAN Energy Solutions and will trade under the name Quest One in future, will develop, manufacture, test and store components for hydrogen production in the 18,000-square-metre building in Victoria Park in Hamburg-Rahlstedt.
“We typically implement our projects according to current ecological standards and ESG criteria. Sustainability is part of our corporate strategy,” says Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “We are therefore particularly pleased that our property is being used to produce environmentally friendly hydrogen, which is one of the key components of the future energy supply.”
The tenant H-TEC SYSTEMS will in future use the new building for the serial and automated production of electrolysis stacks, the technological centrepiece of an electrolyser. Green hydrogen can be produced through the use of electrolysers. “With our Gigahub, we are starting a new chapter in our company’s history. One of the most modern stack production facilities in Europe is being built here at Victoria Park,” emphasises Michael Meister, Chief Operating Officer of H-TEC SYSTEMS. “Many work steps that were previously carried out manually will now be automated. Thanks to series production and automation, we can reduce the production time of our PEM stacks by 75 per cent. This is an important step towards significantly increasing the availability of green hydrogen and thus decarbonising the industry.”
The property for the hydrogen specialist is located on a 61,000-square-metre site in Victoria Park Hamburg, an industrial estate in Rahlstedt in the north-east of the Hanseatic city on the border with Schleswig-Holstein. The property is part of the multi-user campus that Garbe Industrial Real Estate and the Jebens Group are jointly creating there. The development started with two new buildings, which have since been leased on a permanent basis. While HTEC SYSTEMS will use the larger unit with 11,400 square metres of hall space, 6,200 square metres of office and social space and a 300-square-metre roof terrace, the technology company Freudenberg Sealing Technologies will move into the second property. It comprises around 8,700 square metres of hall space and 3,200 square metres of office and social space. Completion is planned for May 2025. The investment volume for both units amounts to around 73 million euros.
While the Freudenberg property is aiming for certification according to the German Sustainable Building Council’s (DGNB) Gold Standard, the new H-TEC building is to receive the highest possible Platinum certificate. To generate renewable energy, photovoltaic systems with an output of up to 2.2 megawatts will be installed on both buildings and on the adjacent multi-storey car park. The roofs and the façade of the multi-storey car park will be greened, and the buildings will be heated with district heating. Rainwater cisterns will provide irrigation for the green spaces. The parking spaces for cars and bicycles will be pre-equipped with echarging points.
After successfully achieving full occupancy during the construction phase, the joint venture partners now want to expand the multi-user campus once again. A third property with a hall area of around 10,600 square metres is to be built on the construction site opposite. Planning for this has already begun. Adrian Zellner also expects the third property to be leased in the near future: “The first two construction phases have shown how great the demand is for high-quality commercial property in the Hamburg metropolitan region.”
This is also supported by the convenient location: Victoria Park is close to the A 1 motorway, which connects the site to Lübeck to the north and Bremen and the Ruhr region to the south. The Stapelfeld junction is about 3.5 kilometres away and can be reached in three minutes without driving through the town. From there, it is eight kilometres to the A 24 motorway in the direction of Hamburg and Berlin. It is a 200-metre walk to the nearest bus stop. The Hamburg-Rahlstedt S-Bahn station with connections to Hamburg city centre and the surrounding area is three kilometres away.
