Garbe Industrial Real Estate developing new logistics center in Osnabrück for Union Investment
Hamburg/Osnabrück, July 13, 2020 – Garbe Industrial Real Estate GmbH is developing a new logistics property in Osnabrück (Lower Saxony, Germany) on behalf of the real estate investment manager Union Investment. The Osnabrück logistics company Heinrich Koch Internationale Spedition GmbH & Co. KG (Koch International) will be the tenant in the new building, which is under construction on a 42,000 square meter site on the ‘Am Tie’ industrial estate. The completion of the logistics property is scheduled for March 2021.
The open-end real estate investment fund Unilmmo: Europe by Union Investment is investing around 18 million euros in the location. Union Investment had acquired the property with building rights for the fund in February as part of the major portfolio transaction Logistrial. The lease agreement for the total area of the new building has a term of seven years.
“The logistics property will be built according to the latest standards and have about 24,000 square meters of warehouse space,” explains Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate GmbH. In addition, there will be a good 2,300 square meters of mezzanine area and around 800 square meters of office and social space.
The new logistics building will be equipped with 26 loading gates and four ground-level sectional doors for the efficient loading and unloading of trucks. In addition, parking spaces for 17 trucks and 34 cars are planned on the site. “In terms of sustainability, we will provide the building with an environment-friendly heating system, energy-saving LED lighting and a photovoltaic system on the roof,” says Jan Dietrich Hempel.
“We will use the new logistics center to store pharmaceutical products for our long-time established customer B. Braun, a leading manufacturer of medical technology and pharmaceutical products,” explains Patrick Leue, Head of Contract Logistics at Koch International. With its 40,000 pallet spaces, the new warehouse will also enable the efficient distribution of pharmaceutical products as part of the newly founded GDP Network Solutions, a Germany-wide network for temperature-controlled general cargo shipments that Koch International initiated together with nine other pharmaceutical logistics companies.
Garbe Industrial Real Estate is active in Osnabrück for the first time. “The region is characterized by a high demand for logistics and a simultaneous shortage of space,” says Jan Dietrich Hempel. “We are therefore pleased to be able to support the logistics business of Koch International with a property in a prime location and with excellent transport connections.” The site is connected to the Autobahn 33 via the Osnabrück-Lüstringen junction which is only about 1,000 meters away and also provides fast access to the Autobahn 30, part of the east-west connection between the Netherlands and Berlin.
