Garbe Industrial Real Estate celebrates topping-out ceremony in Lüneburg

New logistics centre due to be completed in September
Lüneburg/Hamburg, 7 May 2025 – Less than six months after the start of construction, Garbe Industrial Real Estate GmbH has now celebrated the topping-out ceremony in Lüneburg (Lower Saxony). The real estate company from Hamburg is building a modern logistics centre with a total area of around 20,200 square metres in the Gewerbepark Ost, just a few hundred metres from the port and the Elbe Estuary Canal. The new building is due to be completed in September 2025. The investment volume amounts to approx. 27 million euros.
“We are proud of the construction progress that is now visible to everyone,” said Maik Zeranski, Member of the Executive Board of Garbe Industrial Real Estate, in the presence of city representatives and project partners. In particular, he thanked the administration and the companies involved in the construction: “What has been achieved here, from planning and approval through to construction, is fantastic.”
Garbe Industrial Real Estate acquired the approximately 33,000-square-metre property at the end of 2022 and subsequently had it inspected for explosive remnants of war. The outdated buildings on the site were demolished. The resulting rubble was recycled and is being partially reused in the construction of the new building, for example as a base course. “Our strategic approach is to make derelict areas usable again for logistical and commercial purposes,” explains Maik Zeranski.
A property with a total hall area of around 17,400 square metres, divided into two units, is being built on the site. In addition, there will be approximately 1,000 square metres for offices and social rooms as well as almost 1,800 square metres of mezzanine space. The property will be equipped with 17 dock levellers and two sectional doors at ground level for the loading and unloading of trucks. A foil has been laid under the floor slab of a hall unit for sealing, allowing for the storage of water-endangering substances. Parking spaces for 55 cars and five trucks will be provided on the outdoor area. Some of the parking spaces will be pre-equipped with e-charging points. Goldbeck, a company specialising in the construction of logistics and industrial properties, was commissioned as general contractor.
To generate renewable energy, it is planned to install a photovoltaic system with a total peak output of around 1.7 megawatts on the roof area. To avoid the use of fossil fuels, the property is to be heated using air heat pumps. For the new building, Garbe Industrial Real Estate is aiming for certification in accordance with the Gold Standard of the German Sustainable Building Council.
The property is being developed with no fixed rental commitments. “We are in promising talks with a number of interested parties,” emphasises Maik Zeranski. The new building is particularly suitable for companies looking for modern storage and handling facilities in the Hamburg metropolitan region. It is being constructed in the east of Lüneburg with good transport links to the A 39 motorway, which connects the Hanseatic city with the Maschener Kreuz junction and onwards to Hamburg via the A 1 and A 7. The Lüneburg Nord junction can be reached within seven minutes via federal highways 216, 209 and 4 without driving through town. The port of Lüneburg, with access to the European inland waterway network, is only a few hundred metres away.
