Topping-out ceremony for logistics property near Würzburg

Rüdenhausen/Hamburg, 23 May 2025 – Work on the shell is in full swing and the installation of the roof structure is imminent: Garbe Industrial Real Estate GmbH is currently developing a logistics property with a total area of around 16,000 square metres in Rüdenhausen, about 35 kilometres east of Würzburg in Bavaria, Germany. The real estate company is investing around 25 million euros there together with its joint venture partner BentallGreenOak (BGO). Four months after the start of construction, the topping-out ceremony has been celebrated with representatives of the market town, of the district and with project participants.
“We have now reached an important milestone on the way to the planned completion in the fourth quarter of this year,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate: “The work on our high-quality and sustainable logistics property is progressing rapidly. The excellent transport links to the motorway network and public transport ensure good accessibility, making the project not only economically attractive but also future-proof. Special thanks go to the market town and the licensing authorities for their outstanding cooperation.”
The new building in the district of Kitzingen is being constructed on an approximately 31,000-square-metre site of a former garden centre. Garbe Industrial Real Estate acquired the brownfield site from Terrae Immobilien GmbH. As co-developer, it established planning rights and prepared the construction site. To this end, old buildings and foundations first had to be demolished. The floor was then extensively renovated. “By revitalising this disused area, we are unlocking valuable land reserves without sealing additional land, creating new settlement potential for companies and employees,” explains Adrian Zellner.
The building under construction will have a height of ten metres to the lower edge of the truss and will feature approximately 15,000 square metres of hall space and storage mezzanine. The space can be divided into two units and will therefore be suitable for two tenants. There will also be around 1,000 square metres for offices. The building will be equipped with twelve dock levellers and two sectional doors at ground level for the loading and unloading of trucks. The general contractor List Bau München has been awarded the contract for construction.
The new building will be built in accordance with current ESG criteria, as Garbe Industrial Real Estate is aiming for certification for the property in accordance with the Gold Standard of the German Sustainable Building Council. To generate renewable energy, the roof of the property is being prepared for the installation of a photovoltaic system. Another part of the roof will be covered with greenery, and the building is to be heated using air heat pumps. In order to provide a habitat for native fauna, the outdoor area will include not only nesting sites for various bird species but also bat roosts. Further bat roosts and nesting boxes for swifts will be built on the building façade.
The new building is primarily aimed at medium-sized companies looking for modern warehouse and logistics space with excellent transport links in the Würzburg economic region. The property is located on the edge of the market town in the immediate vicinity of the A 3 motorway, which connects the location with Frankfurt am Main to the west and Nuremberg to the east. The Wiesentheid junction is only one kilometre away and can be reached without driving through the town. Not least because of the convenient location, Adrian Zellner expects the property to be leased before its scheduled completion in the fourth quarter in 2025.
Garbe Industrial Real Estate is also planning another logistics centre with a total area of around 19,000 square metres in the Franconian market town of Rüdenhausen. Construction is scheduled to begin in the third quarter of this year.
