IT service provider Cancom moves into Garbe Industrial property in Norderstedt

Norderstedt/Hamburg, 26. March 2026 – Garbe Industrial has leased a total area of around 4,800 square metres in Norderstedt, just a few kilometres north of the city limits of Hamburg, to the IT service provider Cancom. The company is thus expanding its existing supply chain infrastructure in Germany and will set up a so-called Service Factory as a new logistics and service centre in the property. The range of services extends from the procurement, storage, processing and delivery of hardware to the installation of software and the return and refurbishment of old equipment.
“With Cancom, we are welcoming the first tenant to our new building,” explains Julia Schoer, Regional Manager at Garbe Industrial, emphasising: “We developed and constructed the property with a view to the future because we are convinced of the attractiveness of the location. The fast leasing success proves us right. And it shows that modern logistics properties are evolving into multifunctional properties that can be used for much more than storage, handling and distribution.”
Cancom expects to commence operations in Norderstedt from the third quarter of 2026 and will consolidate procurement, logistics and product rollout in the state-of-the-art Service Factory. “With this lease, we are not only expanding our network of locations but also establishing a state-of-the-art Service Factory in northern Germany for the first time. We are planning to create up to 100 new jobs in Norderstedt in the areas of logistics, services, project management and service technology,” says Markus Konhäuser, Service Factory Director at Cancom. The IT service provider is headquartered in Munich.
In addition to 4,100 square metres of hall space, the lease includes around 400 square metres of office and social space as well as almost 300 square metres of warehouse space, and has a term of 15 years. The Hamburg branch of the Realogis real estate agency acted as broker for the lease. Marc-Mario Bertermann, Managing Director of the Norderstedt Development Corporation (EGNO), is delighted to welcome Cancom and its employees: “This contract and the resulting relocation show how attractive Norderstedt is as a business location.”
A unit with 6,800 square metres of hall space, around 400 square metres of office and social space and just under 400 square metres of warehouse space is still available in the property. Julia Schoer from Garbe Industrial is confident that she will also be able to lease this unit in the near future.
The property was built on a 29,500-square-metre site in the Schützenwall industrial estate. Chemicals for the film and photography industry were formerly produced at this historic site. Garbe Industrial has revitalised the site and created modern settlement potential with the new building. In the process, strict sustainability criteria were taken into account. The property, which is connected to the district heating network and pre-equipped for the installation of a photovoltaic system, was built to the BEG 40 efficiency house standard and is certified to the Gold Standard of the German Sustainable Building Council.
The property is located just a few minutes by car from the A7 motorway. It connects the site with Flensburg to the north and Hamburg and Hanover to the south. The property is also well connected to public transport with links to the greater Hamburg area.
