Garbe Regeneration buys brownfield site from Thyssenkrupp in Bielefeld

Bielefeld/Hamburg, 10. February 2026 – Garbe Regeneration has acquired a brownfield site of around 40,000 square metres in Bielefeld (North Rhine-Westphalia, Germany) from Thyssenkrupp Materials Services. Until the end of 2026, the property on Arthur-Ladebeck-Straße will be used by the materials distributor Thyssenkrupp Schulte as a sales location before Garbe Regeneration takes over the site. Thyssenkrupp Schulte is part of Thyssenkrupp Materials Services and will in future consolidate its activities in Bielefeld at its Südring site.
“We already have planning permission and ideas for the realisation of the Garbe Industrial Park Bielefeld,” explains Rick Mädel, Managing Director of Garbe Regeneration. “However, before we make a final commitment, we are still examining other possible uses.”
With the acquisition of the property, Garbe Regeneration has successfully positioned itself in the land-revitalisation market shortly after its launch in August last year. The company specialises in identifying potential sites at an early stage and renovating derelict areas for new uses. It is part of Garbe Industrial, one of the leading developers, providers and managers of logistics, industrial and light industrial real estate in Germany and Europe.
In the long term, Garbe Regeneration aims to implement projects across all types of use, including commercial and residential properties. The company’s range of services is aimed at in-house departments as well as owner-occupiers and joint venture partners.
“The brownfield site on Arthur-Ladebeck-Straße impresses on the one hand with its excellent transport links and on the other with its size in a central location,” says Rick Mädel. The site is located in an extensive commercial area on one of Bielefeld’s most important roads leading out of the city. The A 33 motorway can be reached
quickly via the Ostwestfalendamm, which runs within sight. The A 33 motorway connects Bielefeld with Osnabrück to the northwest and with Paderborn to the southeast and, via the Bielefeld junction, with the A 2, one of Germany’s most important motorways. Bielefeld city centre can be reached in just a few minutes by car or public transport. The nearest tram stop is practically on the doorstep. “The brownfield’s location and connections offer ideal conditions for a wide range of uses,” emphasises Rick Mädel.
