Garbe Industrial celebrates topping-out ceremony for conversion project in Salzgitter

Salzgitter/Hamburg, 16 July 2025 – The 51,000-square-metre industrial brownfield site has been extensively redeveloped, and construction work on the logistics property being built there is progressing rapidly. Garbe Industrial has now celebrated the topping-out ceremony in Salzgitter (Lower Saxony) in the presence of representatives of the city and the companies involved in the construction. The new building should be ready for occupancy in the fourth quarter of 2025. The investment volume amounts to around 40 million euros.
“Today is an important milestone for us in this complex conversion process,” emphasises Adrian Zellner, Member of the Garbe Industrial Executive Board. “We are making great strides as we enter the home strait. I would like to thank everyone involved who is accompanying us on this journey and supporting us in the revitalisation of the brownfield site.”
Garbe Industrial had taken over the property from the rail vehicle manufacturer Alstom. Before construction could begin, the site had to be cleared of hazardous substances. The foundations of earlier buildings were demolished, concrete slabs removed and shafts closed. The soil was then excavated and disposed of properly. The property company was able to draw on its many years of experience in dealing with areas formerly used for industrial purposes. “We are seizing the opportunity to upgrade the location in a sustainable manner by developing a state-of-the-art property, thereby creating new settlement potential for businesses,” says Adrian Zellner.
A logistics property with a total area of around 31,000 square metres, divided into three units, is being built on the site. The new building will have a hall area of around 27,700 square metres and a mezzanine area of around 2,000 square metres. In addition, there will be around 1,400 square metres for offices and social rooms. For the loading and unloading of trucks, the property will be equipped with 29 dock levellers and twelve sectional doors at ground level, nine of which will have covered side access. “This makes the property particularly attractive for tenants from the automotive industry,” explains Adrian Zellner. Another special feature: a sealing membrane is to be installed beneath the floor slab of all three hall units, allowing the storage of water-hazardous substances. Six truck parking spaces and 112 car parking spaces are planned for the outdoor area. Some of them will be pre-equipped with electric charging points.
Thanks to its convenient location south of the Hanover – Wolfsburg – Braunschweig city triangle and good links to the motorway network, the site is suitable for a wide range of logistics services. It is only a few kilometres to the A 39 motorway, which connects Salzgitter to the north with Wolfsburg and the A 2 Dortmund – Berlin motorway and to the south with the A 7 Hamburg – Ulm motorway. Adrian Zellner expects the property to be leased during the construction period.
Garbe Industrial is developing the property in accordance with recognised ESG criteria. The building shall be heated by district heating. After completion, Garbe Industrial is aiming for certification for the new building in accordance with the Gold Standard of the German Sustainable Building Council (DGNB).
