- Around 125,000 square metres of lettable area, occupied by automobile industry tenants
- Sustainable location equipped with air-source heat pumps and 5-MW photovoltaic system
Hamburg, 21 July 2025 – GARBE Industrial, one of the leading developers, providers and managers of logistics, light industrial and commercial real estate in Germany and Europe, completed a large-scale logistics property in the town of Bitterfeld together in a joint venture with BREMER Projektentwicklung (“BREMER”) and the Quakernack Group and just sold it to an investment fund managed by Clarion Partners Europe. The parties agreed not to disclose the selling price.
The logistics centre occupies a plot of around 222,000 square metres at the “Technologiepark Mitteldeutschland” technology park. It was built in three construction stages and comprises a lettable area of around 125,000 square metres. Its tenants are companies from the automotive industry.
“By developing this property, we created a high-end ESG compliant asset in a strategically well-connected location,” said Dr. Peter Bartholomäus, Chief Investment Officer (CIO) at GARBE Industrial. “The successful sale demonstrates that demand for forward-looking logistics facilities in established locations has bounced back and that such properties remain an attractive investment.”
The logistics centre is located in direct proximity to the A9 motorway. The site connects the region with Leipzig, Nuremberg and Munich toward the south and with Berlin toward the north. The warehouses use air-source heat pumps for heating purposes and do without fossil energy sources. In addition, a photovoltaic system with an output of 4.5 Megawatts Peak was installed on the roof surfaces. It is planned to seek a Platinum certification by the DGNB German Sustainable Building Council.
The joint venture was advised by Norton Rose Fulbright (legal), HLB Stückmann (taxes), and Logivest Stuttgart GmbH.
