Takko Fashion rents 60,000 square metres from Garbe Industrial in Salzgitter

Salzgitter/Hamburg, 6. May 2026 – Garbe Industrial has announced its latest major leasing success: the property company has let almost 60,000 square metres of its logistics centre in Salzgitter, Lower Saxony, Germany, to Takko Fashion whilst construction is still underway. From there, the fashion retailer will both supply goods to branches and continue to expand forward the online business.
“The fact that the building has been almost fully let even before its completion shows that we got everything right with our forward-looking approach to the project: even in challenging economic times, it is worth investing in future-oriented developments if the location is attractive and the property is of high quality,” emphasises Luisa Elfendahl, Regional Manager for Central Germany in Project Development at Garbe Industrial.
The location, quality and availability of the property tipped the scales in favour of signing the lease. “To expand and to consolidate our logistics capacity, we were looking for a single, contiguous warehouse space of between 50,000 and 60,000 square metres,” says Timo Esleben, Director Supply Chain & Logistik at Takko: “The new building in Salzgitter meets our requirements exactly. It will make a decisive contribution to the consistent implementation of our growth strategy.”
The property consultancy firm BNP Paribas Real Estate acted as an intermediary in the letting.
The property in Salzgitter-Heerte was developed on a site covering just under 200,000 square metres, which Garbe Industrial had acquired with BlackRock as a joint venture partner. Gypsum fibreboards were manufactured on the site between 1971 and 2003. Garbe Industrial dismantled the production halls, recycled the demolition material, extensively renovated the soil and realised two modern, different sized logistics properties in sustainable construction on the area that had already been sealed but unused for years. The total area amounts to around 71,000 square metres. The investment amounts to approximately 80 million euros.
Takko has rented the larger of the two properties. It has approximately 52,600 square metres of floor space and around 3,600 square metres of mezzanine storage space. In addition, there are 3,100 square metres for offices and social rooms. A special feature is a 4,000 square metre canopy for unloading lorries from the side. The smaller independent hall unit with around 10,000 square metres of warehouse space and approximately 400 square metres of office and social space is still available. Lorries can be loaded and unloaded at eleven dock levellers and a sectional door at ground level.
The property, located south of the Hanover-Wolfsburg-Brunswick triangle, is just a few kilometres from the A 39 motorway. It connects the location to the north with Brunswick and Wolfsburg and with the A 2 Dortmund − Berlin motorway, and to the south with the A 7 Hamburg − Ulm motorway.
Both properties were built to the BEG 40 energy efficiency standard. The properties are pre-equipped for the installation of a photovoltaic system to generate renewable energy. Garbe Industrial is aiming for certification of the new buildings in accordance with the Gold Standard of the German Sustainable Building Council.
BlackRock Real Estate invests through funds and mandates on behalf of its clients. “Our goal was to create a high-quality, rare product for long-term tenants with the future-oriented development of a 70,000-square-meter logistics property. The industrial location of Salzgitter impresses with its excellent infrastructure, strong demand base, and stable tenant market. In this way, we offer our clients access to a resilient, future-proof investment”, says Igor Kuzminsky, Head of Real Estate Asset Management at BlackRock Germany & Netherlands.
