The property management team is primarily a point of contact for the tenant side and deals with all matters that occur at this level before, after or during the rental. They are active in both operational and organisational handling, for example during the inspection or handover of rental spaces or the preparation of the tenant report.
If the requirements for a property change, the technical asset management team is there to help straight away. Specialist planners, expansions and measures are organised, coordinated and agreed here and achievement of these goals is also reviewed retrospectively. However, this does not always just take place at a desk. Each property is viewed within the framework of the property inspections, which are carried out at least every six months. In addition to the infrastructural measures, the technical asset management team regularly reports to colleagues in asset management. An unobstructed flow of information without loss at the interfaces is one of the major advantages of GARBE.
All the interfaces come together in asset management. Matters on the tenant side are reviewed here for economic efficiency for the investor side and vice versa. In addition, in commercial asset management, all information from technical asset management and property management is brought together. In addition to this department’s focus on checking, strategies for re-rental and marketing are developed and implemented here.
Data management maintains an overview of all the figures and decimal points. Master data maintenance is a focal point and particular attention is paid to this as the master data acts as the information source for all the adjacent areas. The team also prepares all kinds of invoices, is still involved in optimising the incidental expenses of the individual properties and provides all the data for the investor meeting.
